Ranbir Kapoor, a popular Bollywood actor, has recently signed a lease agreement for five floors in a commercial property in Andheri East, Mumbai, with members of his family. This lease is for five years and is intended to provide space for a new version of RK Studios, the iconic film production company his grandfather, Raj Kapoor, created.
New Home for a Cinematic Legacy
The leased property is located in the Kanakia Wall Street development in Andheri East. The purpose of this new lease is to revitalize the RK Studios brand, which has not been operating since the old Chembur studio was destroyed by fire and then redeveloped.
There are different estimates for the size of the facility. Some sources indicate that the facility is approximately 250,000 sq ft, but all agree that the emphasis will be on modern film production equipment.
New State-of-the-Art Studio Facilities Planned
Various industry sources and industry insiders indicate that the space will be much more than a simple production office:
- VFX/AI graphics-enhanced production suites.
- High-tech virtual production stages.
- High-tech LED sound stages.
- High-end music recording, editing and dubbing suites.
- Private screening theatres for previews.
- Luxury green-room and crew facilities.
- Additional office space.
- A temple and archival storage for RK memorabilia
The objective of this design is to provide for multiple films or commercials being produced simultaneously along with having production facilities as good or better than most of the other production hubs currently located in Mumbai.

Family-Owned Management of RK Studios 2.0
Ranbir Kapoor and his sister, Karisma Kapoor will manage all aspects of the business at the new studio according to various sources; this means that the greater Kapoor family will be working out of offices in the new building as well. Their collective involvement in the management of RK Studios demonstrates that they want to maintain RK Studios as a family-oriented business while continuing to develop a contemporary film industry.
Industry experts also indicate that has potential to become a base for Ranbir to branch out into other types of businesses in the future, which will certainly add a new dimension to his already larger than life film career.
From Chembur to Andheri – A New Era
RK Studios first opened its doors in Chembur in 1948 after being built by Raj Kapoor. Many of the greatest classics in Hindi cinema were produced at this first RK Studios. After a fire destroyed it, the Kapoor family has continued to try to keep the RK Studios brand alive in some other manner due to having sold the original property in 2019.
Moving to Andheri East, one of Mumbai’s most busiest commercial areas as well as an entertainment hub, is a major new phase in preserving the Kapoor family’s heritage in cinema and adopting leading edge technologies in film production.
Timeline & Future Steps
Although the lease has been signed, various required approvals are still required, such as fire safety and municipal approvals. Assuming that all goes as planned, studios should commence operations or be built sometime in mid-2026.
